Benidorm completes the last step to develop the Partial Plan 2/1 Poniente
This sector of 131,000 square meters completes the linking of Vicente Pérez Devesa Avenue and Paseo de Poniente
The administrative procedure to develop the Partial Plan 2/1 Poniente, which will complete the linking of Vicente Pérez Devesa Avenue with Armada Española, has entered its "final stretch". This has been moved today by the mayor, Toni Pérez, and the Councilor for Urban Development, Lourdes Caselles, who have informed that the Local Government Board will approve next Monday, December 3, the urban development agreement between the City Council and the development agent for the development of this sector, which adds 131,200 square meters. Of them, 61.50% will be converted into parkings, roads, green areas and public facilities.
The mayor has indicated that this partial plan "will allow the development of an important area and capital for the whole city but mainly for the urban plot" of Poniente. At the same time, it is a milestone for the connection of Vicente Pérez Devesa Avenue and Paseo de Poniente, by creating a new road link between both points.
At a press conference, Pérez has transferred some figures of this plan, which includes: 19,024 square meters of green areas; 24,928, of public facilities; and 36,736 square meters of public road and parking. Specifically, there is a parking of 10,000 square meters with capacity for 453 vehicles "only 60 meters from the seafront". To these squares other 131 are added that are created in the new vials and 106 more in front of the commercial tray projected in the avenue Vicente Perez Devesa.
The partial plan is completed with that commercial tray and with about 45,000 square meters of residential land.
The agreement, which has been included in the Urban Planning Information Commission, includes "the contribution that the urban development agent will make to the municipal patrimony, which is around three million euros"; an amount that "will translate into works of social interest in the sector itself". According to the mayor, among these priority works is the parking of 10,000 square meters already indicated, the work to prevent the accumulation of water on a plot of about 25,000 square meters for public equipment, the construction of the Avenida del Moralet in the section that runs through the sector, and the execution of a roundabout on Avenida Villajoyosa at the height of the Red Cross post. This roundabout, which will link through a new road with Vicente Pérez Devesa Avenue, is "essential for the connectivity of the sector and also of the entire Poniente area".
To these priority works is added the connection of this sector with "the two adjoining areas already urbanized or in the process of urbanization: West execution unit and El Murtal II Partial Plan". Connections already made since the urbanizing agent of PP 2/1 is the same one that is developing the execution unit of Poniente and that has been in charge of the public equipment area of El Murtal II.
In addition, the developer will assume two other complementary works: the rehabilitation of the promenade in the section that may be affected by the work, and the construction of a look and an elevator-landscape that connect the Spanish Armada Avenue with the highest part of the parking .
The mayor remarked that the progress towards the development of this sector is the result and proof of "the magnificent urban management" and the work of the municipal technicians and the owner of the area.
After the approval of the agreement, it will be exposed to the public for a period of 20 days. After completing this procedure and resolving possible allegations, the agreement will be signed. From that moment, the developer has a month to present the reparcelling project and the urbanization recast. The works will begin, at most, one month after the definitive approval of the recast urbanization project.
The person in charge of Urbanism has affirmed that the approval of both projects "is not going to be delayed", since the urbanizing agent "is the unique owner of the ground" and has already held meetings with the municipal technicians to collect in the urbanization all the exigencies regulations and the needs of public services.
In principle, it is estimated that in about four months the entire administrative process will have been completed and the urbanization works may begin.
