Benidorm City Council will approve in plenary session next Monday, September 28, the Interior Reform Plan (PRI) presented by the mercantile companies Mingot InversionesSL and Novomín SL for the building that housed the old 'Renault car repair shop', the Emilio Ortuño Avenue , once all the procedures have been completed, including the environmental one. It is a building whose upper floors have been closed for decades, and which is to be renovated for hotel and commercial use. For this, the current construction will be demolished.

The Councilor for Urbanism, Lourdes Caselles, explained that “through this PRI we regulate the compensation that both businesses have to make to the City Council for increasing the planned buildable area for tertiary use; a possibility that is included in the specific modification number 1 of the General Plan of 'Hotel Incentives' ”. This norm establishes several forms of compensation, all of them linked to increasing the municipal patrimony of the land. Thus, companies that use this formula have to give the City Council two linear meters of façade to increase the size of the sidewalks, and thus improve the pedestrian area. If the compensation is not covered with those meters of facade, they must also deliver endowment land or cash for the City Council to acquire it. "

In this case, based on the PRI of the old car repair shop, the property will cede to the City Council a strip of 2 meters wide along the entire front facing Emilio Ortuño Avenue, to add 68 square meters. To complete the compensation, 279,409.79 euros will be pais to the City Council

But also, within the conditions of the PRI, it has been established that the property is in charge of "the assembly, transfer and new installation of the ceramic mural by the artist Manuel Baeza installed on the side of the current building, thus ensuring its conservation and enhancement" . Caselles has indicated that "the property is going to cede this mural to the municipal patrimony", and has added that "the project of transfer and assembly contributed already has the approval of the Conselleria and the Department of Historical Patrimony". The City Council is studying possible locations for this work by Manuel Baeza.

The head of Urbanism has indicated that "with this PRI, in addition to gaining endowment and pedestrian space, the urban scene and the image in this central location are cleaned up."
