Benidorm City Council today began the process to make feasible the project that proposes to dismantle the service station located on Villajoyosa Avenue to build a block of 40 homes on that plot. The project, promoted by the company that manages the service station, plans to convert the plot to residential use through an Interior Reform Plan (PRI), which establishes the compensation to be received by the City Council.

The Councilor for Urban Planning, Lourdes Caselles, explained that "in view of the favorable technical reports, this PRI has today received the go-ahead from the Environmental Assessment Commission, so that once the environmental phase has been completed and completed, the file must now be resolved in the urban phase, exposed to the public and later approved in plenary session”.

Caselles has reported that the development of this project implies that the promoter company will cede 445.41 square meters to the City Council, an area that will be used for sidewalks and garden areas on Villajoyosa avenue and Denia street itself, and will be in charge of the urbanization of the surroundings .

In addition to the generation of sidewalks, the urbanization "could include the construction of a roundabout to improve mobility in this area of ​​La Cala, by facilitating access to Secretary Juan Baldoví streets and, fundamentally, Denia street". In this regard, she has recalled that “the residents of this last street, in which urbanizations such as Entrenaranjos are located, demand a more direct access when they circulate in the direction of Benidorm; access that would be resolved with this roundabout”.

In any case, she has specified, "the construction of the roundabout will be settled in the next urban phase".
The councillor of Urbanism has indicated that "the voluntary disappearance of this gas station, which has been operational since 1969, will mean a qualitative leap in the urban scene, the integration of the environment and the pedestrian accessibility of the area, by generating sidewalks in a section that currently lacks them, thus completing the strip of sidewalks of the entire Villajoyosa avenue and linking Calpe and Denia streets”.

According to the preliminary project presented by the property, the proposed building is a 21-storey building, in line with the residential constructions on Villajoyosa Avenue, in which a tower that will reach 36 heights is currently being erected.

In addition to the preliminary project and the draft of the PRI, the file has a Landscape Integration Study and the Initial Strategic Document.
