The City Council supports the initiative of a commercial company that will build a 30-storey block at the junction of Europa avenue with the Mediterranean
Benidorm authorizes the Isolated Action Program to build on Las Terrazas site
The Local Government Board (JGL) of Benidorm has resolved today to admit for processing the initiative presented by the company Proyectos de Automoción S.L. of the Isolated Action Program (PAA) to build a property on the site of the old Las Terrazas building, located in the block that forms Avenida del Mediterráneo, Avenida Europa and Avenida de Madrid.
The future building will have 30 heights "and it will be very recognizable and unique," according to the Councilor for Urban Planning, Lourdes Caselles.
The PAA is an instrument provided in Valencian urban legislation to articulate the duties of urban land owners. "In this case, to build the plot, having the support of more than 50% of the area by indirect procedure, under management by the owners and in a period of less than three years."
This type of action, Caselles has qualified, makes sense "when no agreement is reached between the owners." Thus, the program will now be submitted to public information, a period will be opened for the presentation of allegations and the subsequent reparcelling.
This authorization of the Isolated Action Program "makes the building of this site feasible, which is emblematic for Benidorm and occupies a privileged place," said Caselles. The future property will house the owners of the previous building with whom an agreement has not been reached "to whom a flat or premises will be delivered" and the rest of the floors will be used for private sale or promotion.
Once the public exhibition period has ended and the possible allegations have been resolved "the idea of the company is to start as soon as possible so that the property is completed before the summer of 2023".
The plot will be completely urbanized and will house "a skyscraper in keeping with the Benidorm skyline, which will have its own personality". In this sense, Lourdes Caselles has pointed out that the promoters have conveyed to them that he will be "very recognizable" and that he will keep the previous name of Las Terrazas.
The company must submit to the City Council in the next three months the complete documentation of the program.
The agreement of the Local Government Board will be notified to the company and the rest of the owners in case they wish to join the program.
